Where you are
The move is set. The house isn’t sold.
Maybe it is a job or a transfer you couldn’t turn down. Maybe a parent needs you nearby. Either way there is a start date, a truck to book, and a house here that still needs an answer.
Selling the usual way means fixing it up while you pack, keeping it spotless for showings, and hoping a buyer’s loan closes before you leave. If it doesn’t, you pay for two homes and manage inspections, repairs and a lawn from somewhere else.
More houses are competing for the same buyers, too. REIN counted 6,357 active residential listings across Hampton Roads in September 2026, the most since April 2020, and the regional median time on the market was 30 days, up from 27 a year earlier.

Virginia law
Selling a Virginia house from another city: what to plan before you go.
Moving away doesn’t change the rules, but distance changes how you meet them. Three to plan for. Can’t be at the closing? The power-of-attorney answer is in the questions below.
Educational, not legal advice. This section explains general Virginia rules in plain language, reviewed . Every situation is different, so talk to a Virginia attorney before you act on it.
-
Disclosure paperwork comes before the contract
Any disclosure Virginia requires has to reach the buyer before the purchase contract is ratified. If you’ll be signing from somewhere else, get that paperwork settled before the movers pack your files.
-
Late paperwork gives the buyer a way out
If a required disclosure arrives after the contract is ratified, the buyer can cancel, generally within three days of in-person or electronic delivery, or five days after the postmark if it was mailed. Mail from a new city takes time, so don’t leave it to the last week.
-
The grantor tax is yours, unless you agree otherwise
Virginia charges a grantor tax of 50 cents per $500 of value, not counting liens that stay on the property. The law puts it on the seller unless the buyer agrees to pay part or all of it, so count it when you budget for the next place.
Your options
List it, rent it, leave it or sell it: what each one costs you.
Each choice fits somebody. It comes down to the house’s condition, how firm your move date is, and how long you can carry two housing costs.
| Option | What it involves | A good fit when | Watch out for |
|---|---|---|---|
| List it before you move | Get it ready, list with an agent and keep it show-ready while you pack. | The house is in good shape and your move date is a few months out. | Can bring a higher price, but the buyer’s lender sets the pace, and commissions come out at closing. |
| List it after you’ve moved | Leave it empty while an agent shows it, and handle repair requests from a distance. | It shows well empty and you can afford two housing payments for a while. | Mortgage, utilities, insurance and yard care on a house nobody lives in. |
| Rent it out | Find tenants, then handle repairs and rent yourself or pay a property manager. | Rent covers the costs and you may want the house back someday. | Being a landlord from another city: repair calls, vacancies and management fees. |
| Keep it and decide later | Hold the house empty until you know whether the move is for good. | The move may be temporary and the payments are easy to carry. | Someone has to check on it, and some insurance policies treat a vacant house differently. |
| Our offer Sell it to us as-is, on your dates | We make a cash offer on the house in its current shape, plus anything left inside when you go. | Your move date is fixed, the house needs work, or you don’t want to run a sale from away. | A fully prepped, staged house could list for more, if you can carry it until it sells. Set our number against that. |
A real offer in hand makes the rest of the moving plan easier to set. Get your cash offer, then decide.

Moving checklist
What to have ready (if it’s handy).
Skip all of it if you like; your offer doesn’t depend on it. It just keeps the sale moving while you move.
- Your move date. Or your best guess. It shapes the closing date.
- Your latest mortgage statement. So the payoff can be ordered for closing.
- HOA or condo details. The association’s name and contact, if there is one.
- A key plan. Who has a key or the lockbox code once you’re gone.
- Your new address. Where to send papers, and the best way to reach you.
- What stays behind. Furniture, appliances, anything you aren’t taking.
Missing a few? Ask for your offer now and fill in the rest between boxes.
Questions
Selling a house when you’re relocating: questions and answers
Can I sell my house after I’ve already moved out of state?
Yes. You don’t need to live in the house, or in Virginia, to sell it. Ask the title company early how you will sign; depending on the closing, that may be by mail with a notary near you or another method they accept.
Can someone else sign for me if I can’t be at the closing?
Often, yes, through a power of attorney. Under Va. Code § 64.2-1625, a power of attorney granting general authority over real property lets the agent sell and convey it, unless the document says otherwise. The title company will want to review it before closing, so have an attorney prepare it and send it ahead.
Can you close before my new job starts?
We can plan for it. Tell us your start date when you ask for an offer, and we set the closing around it, once title is clear.
Do I have to make repairs or empty the house before I leave?
No. We buy the house as-is, in any condition, with whatever you decide not to move still inside. Angel prices any needed work honestly, as someone who has done it.
Will you tell me whether you keep the house or assign the contract?
Yes, upfront and in writing. Depending on the house, we may renovate it ourselves, or our purchase contract may be assigned to another buyer. You’ll know which before the sale goes ahead, so nothing catches you by surprise after you’ve moved.
Who pays the grantor tax when I sell my house in Virginia?
By default, the seller. Va. Code § 58.1-802(A) sets the grantor tax at 50 cents per $500 of value and puts it on the seller, unless the buyer agrees to pay some or all of it. Check that your purchase agreement says who pays it before you sign.
Will selling to you help me buy a home in the new city?
It can make planning easier. You’ll have a written offer and a closing date you chose, which gives your lender something concrete to plan around. Ask them how the sale fits your next purchase.
