If you just got orders

Jets overhead, orders in hand, and a house to sell

The orders came through. Somewhere between the detailer’s email and the pack-out, you have to decide what happens to the house you bought near Oceana or Dam Neck.

Maybe your spouse is on a workup or deployed and you are handling this alone. Maybe you rented a place out once and swore never again. Maybe the house is in a noise zone and you are wondering who will want it.

On the noise zone, the short answer: it means a form, not a dead end. You tell the buyer which zone the city map shows, agent or no agent. Being in a zone does not keep us from making you an offer.

Below are your real options, the noise-zone steps in order, what happens to your VA loan, and why an as-is cash sale is often the simplest way out. We will also tell you when it is not.

Your options

Rent or sell when you PCS from Virginia Beach: three real options

Jet families pick each of these for good reasons. Match one to your house, your money and the date you report.

Option 1

Keep it and rent it

Makes sense if rent would carry the mortgage, the place is ready for a tenant, and you expect another tour at Oceana down the road.

  • You become a landlord from wherever the Navy sends you next, or you pay a property manager to be one.
  • A tenant who is also on orders can end the lease when they PCS or deploy.

Option 2

List it the traditional way

Makes sense if the house is already updated, the report date is far enough off, and someone can keep it spotless for showings while you pack.

  • Showings, inspection repair lists and appraisal questions land right in the middle of the move.
  • If it has not closed by the time you leave, you may be paying for it from your next duty station.

Option 3

A cash sale to us, as the house stands

Worth a look when the report date matters more than the last dollar, or the house needs work you cannot oversee from far away.

  • The honest trade-off: an as-is number is usually lower than what a freshly updated house could list for. You give up some price to skip the work and the wait.
  • In return: nothing to fix, no strangers touring the house during pack-out, no agent commissions, closing costs on us, and a closing date set around your report date.

What listing looks like right now

Sell vs. rent

Renting out your Oceana-area house vs. selling it before you go

Plenty of Navy families keep a Virginia Beach rental and are glad they did. Plenty more end up managing leaks and lease renewals from another time zone. The table sets the two side by side.

Selling your house to Remodeling Investment Group compared with renting it out after a PCS
Sell to us As-is cash sale Keep it Rent it out
What you walk away with Whatever equity is left after the payoff, in one payment at closing. In a noise zone, the disclosure form gets signed once and is done. Monthly rent less the mortgage, taxes, insurance, upkeep and any manager’s fee. In a noise zone, add a written notice for every new tenant.
Once you have moved Nothing to run from your next squadron or duty station. Broken AC and late rent still find you, at sea, at Fallon or at the next command, unless a manager takes the calls.
Repairs None. Old roof, dated kitchen, it goes as it stands. Whatever a tenant would balk at gets fixed before move-in, and every repair after that gets ordered long-distance.
Your VA entitlement The loan is paid off at closing, which VA lists as one way to have entitlement restored for the next house. With the VA loan still open on this house, your next purchase leans on whatever entitlement remains.
How it ends On the date you pick, once title is clear, before or after the movers. Usually with a sale later on anyway, handled from wherever the next set of orders takes you.

If the rental math works and you want to come back to Virginia Beach, keep it. If it does not, or you would rather drive away from Oceana with nothing left to manage, sell before you go.

Orders to closing

Your Oceana PCS sale, from the detailer’s email to closing day

Start from the report date and plan backward. We fit the sale into your move, not the other way around.

  1. As soon as the orders are firm

    Start with the short form

Give us the address, your report date, any pack-out date, whether a spouse is deployed or on a workup, and the noise zone if you know it.

  2. Between the household goods brief and the pack-out

Get your number for the house as it is

We look at the house as it is and price the repairs ourselves, the way a contractor would. A fair, no-obligation cash offer follows, fast. Turn it down and you owe nothing.

  3. Once you know your move dates

    Choose the closing date

Before the pack-out or after the movers have the house empty, whichever suits the move. Pick the day, and once title is clear, that is the day it closes.

  4. Closing day, in Virginia Beach or from far away

Sign, here or from afar, and get paid

Here in town? Sign in person. If one of you is out with the carrier or already at the next command, the closing agent can tell you whether mail signing, remote signing or a power of attorney fits your sale.

Report date. You report to your next duty station, with the house handled.

VA loan

Selling with a VA loan before you PCS from Virginia Beach

If you bought near Oceana with a VA loan, selling and paying it off is one way VA lists to get that entitlement back for the next house. Everything below is from VA’s own eligibility page.

Exactly how much entitlement you will have for the next house is between you, your lender and VA. The house is our business; loans are not, so that conversation belongs with your lender.

  • VA says sold-and-paid-off is one way back: if you sell the home you bought with the earlier loan and pay that loan in full, you may be able to have that entitlement restored.
  • Or, per VA, a qualified Veteran can take over your mortgage by assumption, pledging their own entitlement in the amount you originally used.
  • If you repay the loan in full and keep the house, VA permits restoring entitlement that way just one time.
  • Fall short of all three and VA says you could still hold unused entitlement for a later purchase or refinance.
  • The paperwork route VA describes is a Certificate of Eligibility request with the restoration: filed online by you or your lender, or on paper with VA Form 26-1880. Source: VA.gov, Eligibility for VA home loan programs (restoring entitlement) (opens in a new tab)

Selling while deployed or already moved: signing from a distance

Oceana families know this one well: the sale date and the deployment schedule do not always line up. You may not need to be in Virginia Beach to sell.

Before the air wing leaves, put two questions to the closing agent: can the documents be signed remotely or by mail, and will a power of attorney work for this sale, and in what form?

Your nearest military legal assistance office can help you think a power of attorney through. The closing agent can tell you what the title company will accept before anyone signs.

Servicemember rights that touch your house (SCRA)

Two pieces of the Servicemembers Civil Relief Act matter most to Oceana homeowners: one for a mortgage that has fallen behind, one for renting to another military family.

Whether any of this applies to you depends on your dates and your paperwork. A military legal assistance attorney can tell you. This is background for Oceana homeowners, and no substitute for a lawyer.

Meet Angel

Why a Navy veteran on the buying side makes this easier

The owner, Angel Gomero, is a U.S. Navy veteran. He has lived by orders and deployment schedules himself, so a carrier workup or a fixed report date needs no explaining.

Contracting work is part of his background as well. He prices the repairs himself, the way a contractor would, instead of padding them, which matters when you will not be here to manage the work.

No out-of-state franchise or home-buying app is involved: Remodeling Investment Group is based here in Hampton Roads, and jet noise over Virginia Beach is not news to the people making you an offer.

  • Navy veteran-owned

Angel is a U.S. Navy veteran. He understands PCS orders and deployments firsthand, and he can plan a sale around your report date.

  • A contractor’s eye on repairs

Angel has worked as a contractor. He can walk through a house and price the repairs honestly, instead of padding them to push your offer down.

  • Local, not a franchise or an app

Remodeling Investment Group is based here in Hampton Roads. You are not dealing with a national franchise or an app.

  • As-is, any condition

No repairs, no cleaning. Sell the house the way it is today and close on the date you pick, once title is clear.

Questions

PCS questions from Naval Air Station Oceana families

Should I rent out or sell my house when I PCS from NAS Oceana?

It turns on the numbers and on whether Oceana is in your future. A rental makes sense when rent covers the costs and you expect orders back; a sale makes sense when you would rather not manage a tenant from a carrier, from Fallon or from your next base. Renting in a noise zone also means a written notice to each new tenant. Selling closes all of that out, and paying off a VA loan may let you restore entitlement.

My house is in an Oceana noise zone. Do I have to tell the buyer?

Yes, and selling to us does not change that. The disclosure goes on a Real Estate Board form, with or without an agent, and it names the zone the City of Virginia Beach’s official zoning map shows for your parcel; the city’s Zoning Administration office can help you find it. A noise zone does not stop us from making an offer.

My spouse is deployed. Can we still sell?

Often, yes. Ask your closing agent early how a deployed owner can sign, whether remote or mail signing will work, and whether a power of attorney is an option for your sale. A military legal assistance office can help with the power of attorney itself.

Can you close before I have to check in at my next command?

Yes, if that is the date you pick: we close on your chosen date once title is clear. Tell us your report date and pack-out date at the start so you can leave yourself room to spare.

Will selling the house restore my VA loan entitlement?

It can come back: a sale that pays the VA loan off in full is on VA’s list of restoration routes. How much entitlement you carry into the next purchase depends on your numbers, so walk your lender through the sale before you start shopping near your next base.

Do I have to fix it up or soundproof it first?

No. It can go exactly as it is: no soundproofing, no repairs, no cleanup. The city’s noise-attenuation rule is written for new homes and additions.

Is this a Navy or NAS Oceana program?

No. We are independent and veteran-owned, not part of any base program. NAS Oceana, the Navy, the Department of Defense and every other branch of the military are unaffiliated with us, and none of them endorses us.
