If you just got orders

The assignment came through. The house has to stay behind.

There is a report date on the orders now, a household-goods pickup to schedule, and a house that cannot ride along on the moving truck.

Maybe you bought near the base a few years back with a VA loan. Maybe you can hear the F-22s from the back yard and wonder who will want the place; Hampton has a disclosure rule for that, and we cover it below. Maybe you are retiring out of Langley and heading somewhere else entirely.

Whichever it is, the questions sound the same. Keep it as a rental, or sell? Can it close before I report? What happens to my entitlement? Below are straight answers, the case for an as-is cash sale, and the cases where it is the wrong move.

Your options

Rent or sell? Your three options when you PCS from Langley AFB

Three honest choices. None is right for everyone, so here is how each one plays out for a house near Langley.

Option 1

Rent it out

Can work if the rent covers the payment, the house is ready for tenants, and you can see yourself back on the Peninsula someday.

  • You run it from your next assignment, or pay a property manager to.
  • Every leak, turnover and vacant month still comes out of your pocket.
  • A tenant on military orders can end the lease when their own PCS arrives.
  • In Hampton, each new tenant must get a written noise-zone or accident-zone notice before signing whenever the city zoning map designates the parcel (the rule is below).

Option 2

Sell it with an agent

Works best with a move-in-ready house, a report date months away, and a spouse or friend willing to clear out for every weekend showing.

  • Showings, an inspection list and an appraisal all compete with your out-processing checklist.
  • If the buyer’s loan or inspection falls apart, you start over, possibly from another state.
  • You are up against more listings than the region has carried since 2020 (figures below).
  • A Hampton buyer also gets the state noise-zone and accident-zone disclosure form when the city zoning map designates the parcel, then decides how much the F-22s matter to them.

Option 3

Take a direct cash offer, as-is

Makes sense when a certain date beats squeezing out every dollar, or the house needs work you will not be here to oversee.

  • Our number for the house as it stands will sit below what it might sell for after a full renovation and a retail listing.
  • What the lower number buys you: no strangers walking through, no repair list, no commission, closing costs paid by us, and a closing day of your choosing.

What listing looks like right now

Sell vs. rent

Selling vs. renting a house near Langley, side by side

Plenty of Air Force families rent out the house and do fine. Others end up landlords by accident, running a Peninsula rental from three time zones away. Weigh it row by row.

Selling your house to Remodeling Investment Group compared with renting it out after a PCS
Sell to us As-is cash sale Keep it Rent it out
Money One payment at closing: whatever is left once the mortgage payoff comes out. Rent, minus the mortgage, the city tax bill, insurance, repairs and a manager’s cut if you hire one.
Once you leave You walk away from the closing table with nothing left to run. A furnace that quits in January, a clogged gutter, a lease renewal, all handled from your next assignment.
Condition Leave it as it is. We buy as-is. Get it tenant-ready before you go, and keep it there.
Jet noise Noise does not stop us making an offer. If your Hampton parcel needs the state disclosure, it goes to a single buyer. If the Hampton zoning map designates the parcel, every new tenant gets a written noise or accident zone notice before signing.
VA entitlement Closing pays the VA loan off, and VA says that can let you restore the entitlement. Your VA loan stays on the books; VA says any leftover entitlement may still be usable.
Risk Future appreciation stays with the house, not with you. Vacancies, wear and tear, and a renter who gets orders and leaves early.
If orders bring you back You buy again when you return. The house is still yours to move back into.

Renting earns its keep when the numbers work and you expect to be back. When they do not, or you just want the house settled before final out-processing, selling direct is the cleaner path.

Orders to closing

Your PCS sale timeline, from orders in hand to the closing table

Start from the date on your orders and count backward. We schedule the sale the same way, with no fixed countdown. The dates are yours.

  1. Once the assignment is confirmed

Share the address and the date on your orders

Use the form or give us a call. Share your report date, any household-goods pickup date, and whether anyone is still living in the house.

  2. While you work through out-processing

Get a fair, no-obligation cash offer, fast

We come see the place in its current state, at an hour that suits you. Nothing to fix, clean or stage. Say no to the number and you owe us nothing.

  3. Before the household goods ship

    Pick the day you close

Want to hand over the keys before final out-processing, or after the movers have emptied the place? You name the day, and we close on it once title is clear.

  4. Closing day, here in Hampton Roads or wherever you have landed

Sign, and the sale is done

Already in-processing at the next base? Ask your closing agent how remote signing or a power of attorney would work for your sale.

Report date. You report to your next duty station, with the house handled.

VA loan

Selling a house with a VA loan before you leave Langley

Bought near Langley with VA financing? Selling the house and paying that loan off is one way VA lets you get entitlement back for the next purchase. Here is what VA’s eligibility page says, in plain terms.

Ask your lender or VA what your entitlement looks like for the next purchase. We buy houses; we do not lend or advise on loans.

  • VA lists a sale as one path back: sell the home, pay the VA loan off in full, and the entitlement it used may be restored.
  • VA will also restore it if a qualified Veteran takes over your mortgage and pledges their own entitlement, in the same amount, to replace yours.
  • Clear the loan in full but keep the house, and VA allows that route only once.
  • Even with no restoration, you may have entitlement to spare for a later purchase or refinance, according to VA.
  • Restoration requests go in three ways: online, as a Certificate of Eligibility application; through your lender; or by mail on VA Form 26-1880. Source: VA.gov, Eligibility for VA home loan programs (restoring entitlement) (opens in a new tab)

Already at your next base? Selling the Langley-area house from a distance

A report date and a closing date will not always land in the same week. If you have already reported somewhere new, or you are deployed, you may still be able to sell without flying back.

Raise it with the closing agent in your first conversation: can the papers be signed remotely or mailed, and will a power of attorney be accepted? If a POA is the plan, get the wording they need before you book that appointment at the Langley Law Center.

If you can, settle this before you leave the Peninsula, while you can still walk into the base legal office.

  • The Langley Law Center lists powers of attorney and notaries among its legal assistance services, by appointment, for eligible active-duty members, dependents and retirees.
  • The same office says Air Force legal assistance attorneys do not draft or review real estate sale or closing documents, though a general review to spot problems is still allowed. Source: Joint Base Langley-Eustis, Langley Law Center (opens in a new tab)

What the SCRA does for a Langley homeowner, and a military renter

Falling behind on payments, or thinking of renting to another military family? The Servicemembers Civil Relief Act can matter either way.

The details decide whether any of it covers you, so run your situation past a military legal assistance attorney. Nothing here is legal advice; it is general information.

Meet Angel

Navy, not Air Force. Same orders, same clock.

The man behind Remodeling Investment Group, Angel Gomero, is a Navy veteran. The uniform was different from yours, but he understands PCS orders and deployments firsthand. You will not need to explain why a report date cannot slide.

Angel has worked as a contractor, too. Walking an older Hampton house, he can tell a roof that needs patching from one that needs replacing, and he prices the work honestly rather than padding it. That matters when you will not be around to supervise a repair crew.

One more thing: this is a Hampton Roads outfit, not a national franchise or an app. The people you talk with are the people pricing your house.

  • Navy veteran-owned

Angel is a U.S. Navy veteran. He understands PCS orders and deployments firsthand, and he can plan a sale around your report date.

  • A contractor’s eye on repairs

Angel has worked as a contractor. He can walk through a house and price the repairs honestly, instead of padding them to push your offer down.

  • Local, not a franchise or an app

Remodeling Investment Group is based here in Hampton Roads. You are not dealing with a national franchise or an app.

  • As-is, any condition

No repairs, no cleaning. Sell the house the way it is today and close on the date you pick, once title is clear.

Questions

PCS questions from Joint Base Langley-Eustis (Langley Air Force Base) families

Langley PCS: should I sell my house or keep it as a rental?

Rent it if the rent covers your costs and you expect to come back; sell it if you would rather not manage a rental from your next base. Renting keeps the house but leaves you with repairs, vacancies and tenant calls. A sale wraps all of that up, and VA says paying the loan off may get your entitlement back.

Can the sale close before I report to my next base?

It can. Choose the closing date, and once title is clear we close that day, so share your report date and household-goods pickup up front and leave a cushion before both.

My house is near the Langley flight line. Will that hurt the sale?

It does not stop us: we make offers on houses as they are, jet noise and all. Hampton sellers still owe buyers the state noise zone and accident potential zone disclosure when the city’s zoning map designates the parcel, and a sale to us still carries that duty. What changes is that you are not waiting on a retail buyer to decide how much the noise bothers them.

Can I sell after I have already left Langley?

Usually, yes, provided the closing documents can be signed. Talk to your closing agent early about remote or mail-away signing, and whether they will accept a power of attorney.

I bought with a VA loan. What happens to my entitlement if I sell?

Once the sale pays off your VA loan in full, VA says that entitlement may be restored. Apply online for a Certificate of Eligibility that includes the restoration, have your lender apply, or send VA Form 26-1880, then have your lender spell out the effect on your next loan.

Does the house need repairs before the movers show up?

No. Half of Hampton’s houses date to 1974 or earlier, by Census estimates, so original windows, a tired furnace or an old water stain are common here. We price that into the offer instead of asking you to fix it, and you do not have to clean out or stage either.

Is Remodeling Investment Group part of the Air Force or JBLE?

No. We are a private company owned by a Navy veteran, and we are not affiliated with or endorsed by the U.S. Air Force, Joint Base Langley-Eustis, the Department of Defense or any branch of the military.
