If you just got orders

A report date, a ship’s schedule, and a house that stays in Norfolk

The orders are official now. You have a report date, a pack-out to book, maybe a new school to find for the kids. And the Norfolk house is still sitting there, waiting on a decision.

Sometimes it is not even a PCS. One of you is about to deploy, and the spouse at home is left to sort out the house alone. Or the homeport is changing and the whole family is following the ship.

Either way, nobody wants to pay for an empty Norfolk house, or take a tenant’s leak call, from the next command or from the middle of the Atlantic. That is the problem a direct cash sale solves, and solving it is our whole business.

Your options

Rent or sell when you PCS from Norfolk? Your three options

Each of these is the right call for some Norfolk families. Here is when each one fits, and what it costs you.

Option 1

Rent it out from your next command

Worth it when the rent clears the mortgage, taxes and insurance, and you expect orders back to Hampton Roads.

  • Every repair call reaches you at sea or at the next base, unless you pay a property manager to take it.
  • The city’s yearly reassessment and refuse bill keep coming whether or not anyone is living there.
  • A renter who is also in the military can walk away from the lease on their own orders.

Option 2

List it and wait for a buyer

Worth it when the house shows well, you have months before you report, and someone can keep it ready for showings.

  • Showings and buyer repair lists compete with the pack-out for your weekends.
  • An appraisal, an inspection or the buyer’s loan can stall the deal or end it.
  • You compete with more listings than the region has had in years (the numbers are below).

Option 3

Sell it as-is, directly to us

Worth it when your report date matters more than the last dollar, or the house needs work nobody will be around to manage.

  • An as-is cash offer is usually lower than what the same house might list for after repairs.
  • What you get back: nothing to fix, no strangers walking through, no agent commissions, we cover the closing costs, and the closing date is yours to choose.

What listing looks like right now

  • Hampton Roads had 6,357 active residential listings in September 2026, according to REIN: 16.17% more than a year before, and the highest number since April 2020.
  • The median listing across the region sat on the market for 30 days that month, three days longer than in September 2025. Source: REIN, September 2026 market release (regional) (opens in a new tab)

Sell vs. rent

Norfolk landlord from your next duty station, or a clean sale?

Plenty of Navy families rent the house out and it works. Plenty of others end up managing a Norfolk rental from a ship or another state and wish they had not. Here is how the two compare.

Selling your house to Remodeling Investment Group compared with renting it out after a PCS
Sell to us As-is cash sale Keep it Rent it out
Money in your pocket Your equity, paid out at closing once the loan is settled. Rent each month, less the mortgage, insurance, city tax bill and upkeep.
While one of you is underway Nothing to answer. The house is sold. Leaks, late rent and renewals, handled by the spouse at home, a friend or a paid manager.
The house itself Sold the way it stands. No repairs, no cleanout. Fix it up enough to rent, then keep fixing what an older Norfolk house breaks.
City bills and insurance They stop being yours once the sale closes. The yearly reassessment, the refuse fee and the insurance stay on you, rented or empty.
VA entitlement Pay the loan off through the sale, and VA says your entitlement may be restored. The VA loan stays on the house. VA says you may still have some entitlement left for the next one.
Risk you keep You give up any gain if Norfolk prices climb later. Vacancies, damage, flood losses a homeowner’s policy will not pay for, and a military tenant who can leave on orders.
When you are done On a closing date you set, after title clears. Whenever you finally sell, usually from somewhere else.

If the rent covers the costs and you want to come back to Norfolk, keep it. If it does not, or you would rather leave with the house behind you, a direct sale ends it on your terms.

Orders to closing

From orders to closing: selling your Norfolk house during a PCS

Start from the date you have to be gone and count back. We schedule every step around that date, and around the ship if one of you is deploying.

  1. As soon as orders drop

Send the address and every date that matters

Filling in the form is quick. Give us the report date, the pack-out date if it is set, any deployment dates, and whether anyone still lives in the house.

  2. Before pack-out is booked

See a cash offer for the house as it stands

We walk through the house as it is, at a time that works around your duty schedule. Do not fix, clean or stage anything. If the offer does not work for you, turn it down; you owe us nothing.

  3. Once the move is mapped out

Set the closing date around the movers

Close while you are still living there, or after the movers have emptied it. Whichever day you pick, that is the day we close, once title is clear.

  4. Closing day, in Norfolk or from afar

Sign from wherever you are, and get paid

Still in town? Sign in person. Already at your next command, or signing for a spouse who is deployed? Ask the closing agent early what remote signing or power of attorney they will accept.

Report date. You report to your next duty station, with the house handled.

Get my cash offer Tell us your report date. We plan backward from it.

VA loan

VA loan on the Norfolk house? How selling affects your entitlement

If you bought the house with a VA loan, you likely want that entitlement working for you at the next duty station. This is what VA says about getting it back.

Your lender and VA can tell you how much entitlement you have left and what it means for your next loan. We buy houses; we are not a lender and cannot give loan advice.

  • According to VA, the entitlement you used can be restored once you sell the home bought with that loan and pay the loan off in full.
  • VA can also restore it when a qualified Veteran-transferee takes over your loan and puts up the same amount of their own entitlement.
  • Pay the loan off but keep the house, and VA lets you restore your entitlement one time only.
  • Keep the house without restoring, and VA says some entitlement may still be left over to buy or refinance another home.
  • To ask for restoration, request a Certificate of Eligibility online, have your lender submit the request, or file VA Form 26-1880. Source: VA.gov, Eligibility for VA home loan programs (restoring entitlement) (opens in a new tab)

Selling the Norfolk house while deployed, or after you have moved

A ship’s schedule and a closing date do not always line up. If you are underway, or the family has already left Hampton Roads, you may not need to be at the table for the sale to go ahead.

If one of you is deployed, the spouse at home may be able to handle most of the sale. If both names are on the deed, ask the closing agent early how the deployed owner can sign: by mail, remotely, or through a power of attorney, and what that power of attorney has to say before anyone drafts it.

Get that settled before the ship leaves if you can. And ask the title company whether it will accept a military notary on your documents.

The SCRA: your mortgage, your tenants, your Norfolk house

Two parts of the Servicemembers Civil Relief Act touch a house like yours: protection if you fall behind on a mortgage from before you joined, and a military renter’s right to leave on orders.

Whether any of this applies to you depends on the details. Ask a military legal assistance attorney; this page is general information, not legal advice.

Meet Angel

Sell to a Navy veteran who knows what a report date means

Remodeling Investment Group belongs to Angel Gomero, a U.S. Navy veteran. Orders, deployments and report dates that will not move are nothing new to him, so you can skip the explaining.

He has a contractor’s background as well, so he can walk an older Norfolk house and price the repairs straight, without padding them, which matters when nobody in your family will be here to supervise a crew.

He is based here in Hampton Roads, not at a national franchise or behind an app. The person you talk to is the person making the offer.

  • Navy veteran-owned

Angel is a U.S. Navy veteran. He understands PCS orders and deployments firsthand, and he can plan a sale around your report date.

  • A contractor’s eye on repairs

Angel has worked as a contractor. He can walk through a house and price the repairs honestly, instead of padding them to push your offer down.

  • Local, not a franchise or an app

Remodeling Investment Group is based here in Hampton Roads. You are not dealing with a national franchise or an app.

  • As-is, any condition

No repairs, no cleaning. Sell the house the way it is today and close on the date you pick, once title is clear.

Questions

PCS questions from Naval Station Norfolk families

Should I sell or rent my house when I PCS from Naval Station Norfolk?

Keep it as a rental if the rent covers the mortgage, taxes and insurance and you expect to come back to Norfolk; sell it if you do not want to be a landlord from your next command or from sea. A rental keeps the repairs, vacancies and city bills on you. A sale ends them, and if it pays off a VA loan, VA says your entitlement may be restored.

Can you close before my report date?

Yes, as long as title is clear by then: you choose the closing date and we close on it. Give us your report date and pack-out date at the start, and pick a closing date with some room before both.

Can I sell the house while I am deployed or after I have moved?

It can be done, provided every owner’s signature can be handled from wherever they are. At the start, ask the closing agent whether they accept remote signing, signing by mail or a power of attorney for your sale, and get any power of attorney drafted in the form they need before the ship leaves.

I have a VA loan. Do I get my entitlement back if I sell?

Possibly: VA says used entitlement may be restored once the home is sold and the loan is paid in full. Request a Certificate of Eligibility showing the restoration online, through your lender, or on VA Form 26-1880, and ask your lender what it means for the next loan.

Do I need to fix or clean the house before the movers come?

No. We buy houses as-is, in any condition, so you skip the repairs, the deep clean and the staging.

Is a house near the base or Chambers Field harder to sell?

Not to us; we buy Norfolk houses as they are, wherever they sit. On a traditional sale, the buyer weighs the location and the noise: Virginia’s disclosure statement makes no representations about nearness to a military ground installation, and where a city’s zoning map designates an air-installation noise zone or accident potential zone, the seller has to disclose it.

Does the SCRA protect me from foreclosure?

It can, if the mortgage dates from before your military service: then a foreclosure sale during your service, or within a year after it, is not valid without a court order or a qualifying written agreement. A military legal assistance attorney can tell you whether that covers your loan.

Are you part of the Navy or the base?

No. Remodeling Investment Group is privately owned by a Navy veteran and has no affiliation with, or endorsement from, the U.S. Navy, the Department of Defense or any other branch of the military.
