PCS in Hampton Roads

Why a PCS sale here is different.

Orders set the date, not the market. You may be selling while you pack, while your spouse runs the house alone, or from your next duty station.

That means a lot of houses change hands on military orders, and a lot of sellers are working against the same kind of deadline you are. A listing has to compete for buyers, and it moves on the buyer’s schedule.

A direct, as-is sale moves on yours. That is the whole idea: one offer, no repairs, a closing date you pick.

Your options

Sell or rent your house when you PCS?

Three real options. Each is right for somebody. Here is the short, honest version of each.

Option 1

Rent it out

Makes sense when the rent covers the mortgage and you plan to come back, or want to hold the house long term.

  • You become a landlord from wherever the Navy sends you, or you pay a property manager.
  • Repairs, turnovers and empty months are still yours.
  • A military tenant can end the lease early on their own orders.

Option 2

List it with an agent

Makes sense when the house shows well, you have time before you report, and you want to test the open market.

  • Showings and repairs requested by buyers, often while you are packing.
  • A buyer’s financing, appraisal or inspection can delay the sale or end it.
  • If it has not sold when you leave, you may carry it from your next duty station.

Option 3

Sell it as-is for cash

Makes sense when the date matters more than squeezing out the last dollar, or the house needs work you cannot manage.

  • A cash offer for the house as it is will usually be less than a top-condition listing could bring.
  • In return: no repairs, no showings, no agent commissions, and a closing date you pick.

What listing looks like right now

Sell vs. rent

Renting it out vs. selling it, side by side

Renting works for a lot of military families. It also turns plenty of them into long-distance landlords who never meant to be.

Selling your house to Remodeling Investment Group compared with renting it out after a PCS
Sell to us As-is cash sale Keep it Rent it out
Money Your equity, paid at closing, minus your loan payoff. Monthly rent, minus the mortgage, taxes, insurance, repairs and any management fee.
From your next duty station Nothing left to manage once you close. Tenant calls, repairs and renewals, by phone or through a property manager.
Repairs None. We buy the house as-is. Make it rent-ready first, then keep up with whatever breaks.
Your VA loan Sell and pay off the loan, and VA says you may be able to restore your entitlement. The loan stays open. You may still have remaining entitlement for the next home.
Risk You give up any future price gains on the house. Empty months, damage, and a military tenant who can end the lease on orders.
When it ends On the closing date you pick, once title is clear. When you decide to sell, often from somewhere else.

If renting pencils out and you want to come back, rent it. If it does not, or you want it done before you leave, a direct sale is the clean break.

VA loan

Selling a house with a VA loan before you PCS

Selling is usually what frees up your VA loan entitlement for the next house. Here is what VA itself says.

How much entitlement you have left, and what it means for your next loan, is a question for your lender and VA. We are not a lender and do not give loan advice.

  • VA says you may be able to restore the entitlement you used if you have sold the home you bought with the prior loan and paid that loan in full.
  • Entitlement can also be restored if a qualified Veteran-transferee assumes your loan and substitutes their own entitlement for the same amount you used.
  • If you repaid the loan in full but kept the home, VA allows a one-time restoration.
  • If you keep the house and do not restore your entitlement, VA says you may still have remaining entitlement to buy or refinance another home.
  • You can request a Certificate of Eligibility with an entitlement restoration online, ask your lender to apply for you, or send VA Form 26-1880. Source: VA.gov, Eligibility for VA home loan programs (restoring entitlement) (opens in a new tab)

Can’t be here for closing?

Orders do not always wait for a closing date. If you have already left Hampton Roads, or you are deployed, you may not need to be here to sell.

Ask your closing agent early whether you can sign your closing documents remotely or by mail, and whether a power of attorney will work for your sale. Ask what form the power of attorney needs to take before you have one drawn up.

A military legal assistance office can help you think through a power of attorney. Your closing agent can tell you what the title company will accept.

The SCRA and your house

Behind on the mortgage, or thinking about renting to another military family? The Servicemembers Civil Relief Act matters both ways.

The SCRA protections above apply in specific situations. A military legal assistance attorney can tell you whether they apply to you. This page is general information, not legal advice.

Meet Angel

A Navy veteran on the other side of the table

Remodeling Investment Group is owned by Angel Gomero, a U.S. Navy veteran. He understands PCS orders and deployments firsthand, so you never have to explain why a report date cannot move.

He has also worked as a contractor. He can walk a house and price the repairs honestly, which matters when you will not be around to manage a repair crew.

And he is local to Hampton Roads, not a national franchise or an app.

Questions

PCS questions we hear most

Should I sell or rent my house when I PCS?

Rent it if the rent covers your costs and you want to come back or own here long term; sell it if you would rather not manage a rental from your next duty station. Renting keeps the house and the work that comes with it. Selling closes the chapter, and if you pay off a VA loan, VA says you may be able to restore your entitlement.

How fast can I sell my house before I PCS?

You pick the closing date, and we close on that date once title is clear. Send the address and your report date, get a fair, no-obligation cash offer, fast, and choose a date that leaves room before you leave.

Can I sell after I have already moved or deployed?

Often, yes. Ask your closing agent early whether you can sign remotely or by mail, and whether a power of attorney will work for your sale, and in what form.

What happens to my VA loan entitlement when I sell?

VA says you may be able to restore your entitlement if you sell the home and pay the loan in full. You can request a Certificate of Eligibility with the restoration online, through your lender, or with VA Form 26-1880.

Do I have to fix anything before I sell?

No. We buy houses as-is, in any condition: no repairs, no cleaning and no staging, which matters when the movers are already booked.

Which bases and cities do you buy near?

We buy houses across all seven cities of Hampton Roads: Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Newport News and Hampton. That covers the families stationed at Naval Station Norfolk, NAS Oceana, Little Creek-Fort Story, Norfolk Naval Shipyard, Langley and Fort Eustis.

Are you affiliated with the military?

No. Remodeling Investment Group is a private company owned by a Navy veteran. We are not affiliated with or endorsed by the U.S. Navy, the Department of Defense or any branch of the military.
